Start here: add your first property. Your equity, cash flow, land tax and sale position are all worked out from it, and every calculator can pull your figures across.
Your portfolio
Your home
Your home counts in what you own and your useable equity above, but stays out of the investment cash flow, land tax and capital gains tax. The cost to own it is its running costs plus loan interest. On a principal and interest loan, the principal repaid is not a cost (it becomes equity), but it is money out each week, so cash out adds it back in.
Your first investment
The useable equity above is roughly what a lender may let you borrow against your home toward a deposit and buying costs. Run a purchase through the ROI calculator or check the lending position. Both can pull that equity straight in. Once you buy, add the investment here and its cash flow appears alongside your home.
Cash flow before tax
Rent from your current leases, less running costs, land tax (worked out for you under Tax and land tax) and loan interest. Income tax on what is left is not included. On principal and interest loans, "after repayments" also takes off the principal repaid, which is cash out but builds equity rather than costing you.
Risk and debt
Check your portfolio risk
How your cash flow and equity would hold up under three stress scenarios, applied across your whole portfolio at once.
Approximate: uses your portfolio's blended rate rather than each property's own terms. Rate rise and vacancy are shown as separate scenarios, not stacked together, since both hitting at once in the same year is unlikely. A guide to overall cash-flow exposure, not a precise forecast.
Debt reduction goal
A planning figure that is not saved anywhere. Works loan by loan, month by month: principal and interest loans reduce on their scheduled repayments, interest-only loans only fall with extra payments. Extra goes onto the highest-rate loan first, and once a loan is cleared its repayment goes onto the next. Rates are held where they are today.
Total Portfolio Return on Investment (ROI)
The ROI projection needs a current value, loan balance, interest rate and rent on every investment property (your home is left out). Fill in what is missing under Your properties and it appears here.
Growth assumptions
One blended growth rate applied across the whole portfolio rather than property by property. Principal and interest loans reduce on their scheduled repayments; on top of that, 50% of any surplus cash left after repayments goes to principal (interest-only debt first), at your blended rate. No capital gains tax is included, since nothing here assumes you are selling.
Your properties
Enter each property once. Your portfolio figures, land tax and sale position above and below are all worked out from what you put in here, and the calculators can pull your equity from it.
Start from a Portfolio Review
Pick the properties you already entered in a saved Portfolio Review. Their name, value, loan, interest rate, rent and running costs come across. You then add what the calculator doesn't ask for: purchase date and price, unimproved land value and state.

No properties yet. Add your first one to see your portfolio, land tax and sale position.
Sold properties
Kept out of your portfolio figures, land tax and leases. Their capital gains tax is under Exit strategy, grouped by financial year, with a PDF of each for your accountant. Untick "I have sold this property" to bring one back.
Your leases
Leases
Add a lease to a property and its rent, term and key dates are summarised here.
Tax and land tax
Land tax by state and capital gains tax if you sold, built from the tax details on each property below. Estimates only, not tax advice.
Exit strategy
What selling would leave you with, and the capital gains tax behind it. Estimates only, not tax advice.
If you sold everything
Each property sold on its own sale date and price (today and current value unless you set them), less selling costs, the loan balance and capital gains tax under the rules for each sale date. The full workings, and a PDF of each, are further down this card.
Quick access
Once you've added a property with a value and loan balance, the lending, ROI and development calculators can pull your useable equity straight in as your funds available. Jump into any of them below; each resumes your most recently saved report where you have one.
